MD Enertech Ltd was appointed by Regus to carry out the full replacement of existing mechanical services within their Cardiff city centre premises. The scope included the removal of ageing HVAC infrastructure and the design and installation of modern, energy-efficient replacements — all while the building remained partially operational.
Working closely with the client's estates team and the principal contractor, our engineers delivered the project on programme and within budget, with minimal disruption to the building's day-to-day operation. The completed installation achieved a significant improvement in energy performance and air quality across the entire floor plate.

The Detail
01 — Challenge
The building remained partially occupied throughout the works, requiring our team to carefully phase the mechanical strip-out and replacement to maintain basic services at all times. Existing plant room access was restricted, and the existing infrastructure was significantly aged — presenting discovery risks once works commenced.
02 — Solution
Our pre-construction team carried out a detailed survey and developed a phased programme that isolated works floor by floor, maintaining heat and ventilation to occupied zones throughout. New VRF air conditioning, heat recovery ventilation, and upgraded pipework were installed using an access strategy agreed with the estates manager in advance of mobilisation.
03 — Outcome
The project was completed within the 12-week programme with zero occupant complaints recorded during the works. The new mechanical installation delivered an estimated 35% reduction in energy consumption versus the legacy system. The building subsequently achieved a BREEAM Very Good rating on reassessment.
